What Will Lou Royston Do For Me As My Buyer's Agent?

1. Listen and Then Listen More! The true test of a good Realtor is their ability to LISTEN to their client's wants and needs and implement a plan that will meet their objectives. My commitment to you is that I will take the time to learn all of your desires regarding your "dream home", not make assumptions, and clarify these objectives before we get started.

2. Be an Educator: The average person does not buy a home very often. Statistically it will happen every 6-7 years. My job is to educate you regarding the market, possible problems that could come up with any particular homes, equity potential, etc. I learn something new every day regarding real estate and my commitment to you is that I will share that knowledge as it pertains to your property search.

3. Use Time Effectively: We are all busy people. Once I get a clear understanding of your Objectives, I will then preview each home prior to setting a showing to make the best use of our time. There is no value in "a Sunday drive" without a clear path as to where we are going.

4. Have Patience and Understand Your Anxiety: Purchasing a home is the biggest investment that many people will ever make. For that reason there will be many nervous moments along the way. I know how to listen, empathize, and help you through the issues that may be causing undo stress.  

5. Negotiate on Your Behalf: Once we find "the dream home" I will do the necessary  research to determine the fair market value of that particular property. I will then prepare our offer, submit it to the listing agent and negotiate on your behalf until we either have a deal or move on to the next property. 

6. Manage the Process Once We are Under Contract: Dates and Deadlines are critical regarding the "Under Contract" phase of the project. I will manage these dates and deadlines so that the process moves along smoothly. As long as we are all communicating well, the process moves along just fine! I accompany you to closing, explain the documents and hand you the key! I like that part the most!!


The Six Steps to Purchasing a Home

Step One: Select a Realtor that you are comfortable with...one that will take the time to LISTEN to you and your objectives. Searching for a new home may take some time. You need to be very comfortable with your agent during the entire process.

Step Two: Before you can begin your search you need get pre-qualified by a lender. This step is critical due to the stringent criteria that lenders and underwriters are using to ultimately qualify a buyer for a loan. Your agent can recommend a lender if you do not have one already. 

Step Three: Once you have determined a range of prices that will work for you, sit down with your agent and "build the magic house."
Discuss the various things that you need in your home as well as the things you would like in your home. From bedrooms to bathrooms to basements to yards to kitchens to communities...they are all important. Take the time to thoroughly discuss these aspects of your project prior to beginning your serach.

Step Four: Once you have found the home of your dreams, you will be making an offer. Your agent will assist you with determining an offer price and will  negotiate on your behalf. Hopefully, you and the seller will agree on a price and terms and now you are under contract.

Step Five: You will now need to contact your lender and begin the loan process. In the meantime, your agent will assist you with lining up and scheduling a professional home inspector. It takes approximately 6-8 weeks to close the deal, assuming that you have no problems along the way.

Step Six: It is now time to Close on your new home. You will receive final figures a day or two prior to closing and need to go over these with your agent. Bring your Drivers License and any funds required in the form of a cashiers check.
